The Portman

The Portman is a residential tower by Ellington Properties in Jumeirah Village Circle, Dubai. The developer describes a building of a ground floor, three podium levels and 16 residential floors holding 173 homes, from studios to one- and two-bedroom apartments. Ellington lists driving times of about 7 minutes to Dubai Hills Mall, 10 minutes to Mall of the Emirates and to Dubai Marina, 15 minutes to Downtown Dubai and Burj Khalifa, and 30 minutes to Dubai International Airport. Ellington's floor plans cover eleven apartment templates: two studios, six one-bedroom and three two-bedroom layouts, with total living areas from about 409 sq ft to about 1,100 sq ft including the balcony. Every plan has a balcony and a laundry room, five of the six one-bedroom plans and all three two-bedroom plans add a separate powder room, and the two-bedroom plans have two bathrooms. The one- and two-bedroom kitchens are drawn as an island with breakfast seating. Ellington describes heightened ceilings of about 3.2 m in living rooms and bedrooms on a typical floor and about 3.65 m on the first floor, full-height windows, built-in appliances and full-height wardrobes, and states one parking space per apartment and freehold ownership. Ellington's ground-floor amenities plan shows a lobby with a reception, a lounge and an entertainment area, a full-height library wall, a work and communal table and a telephone booth, alongside bicycle parking with a wash area, EV charging stations and parking for people of determination. The first-floor amenities plan places a leisure and lounge pool with a Baja shelf, cabanas, a sun-lounger area and an outdoor shower; a fitness studio looking onto the pool; changing rooms with a steam shower; indoor and outdoor children's play areas with a children's bathroom; and an activity area with an outdoor lounge, dining tables and a barbeque area with kitchen facilities. The building is served by two passenger lifts and one service lift. Ellington Properties lists The Portman as off-plan and has published 38 monthly construction-update sets for the project between June 2023 and August 2026. The developer's payment plan takes 20% at the time of booking, 10% at 60 days and 10% at 120 days from the reservation date, six further instalments of 5% as construction reaches 20%, 30%, 40%, 50%, 60% and 70%, and 30% on completion.
