The Highgrove is a residential tower by Ellington Properties in Mohammed Bin Rashid City, Dubai, on a plot between Ras Al Khor Road and a planned community crystal lagoon. The developer's building configuration sets out a ground floor, four podium levels, 31 residential floors and a rooftop, served by six passenger lifts and one service lift, with 291 apartments in total. Ellington's project brief gives driving times of about 5 minutes to the Ras Al Khor Wildlife Sanctuary, 10 minutes to Meydan Racecourse, 15 minutes to the Burj Khalifa, Dubai Mall and the Museum of the Future, 17 minutes to Dubai International Airport and 20 minutes to the Dubai International Financial Centre. Ownership is freehold.
Homes run from one- to three-bedroom apartments, with two-bedroom duplexes, a three-bedroom sky villa on the 30th floor and a three-bedroom penthouse on the 35th. The developer's plans cover thirteen layouts: four one-bedroom types with total areas from 800.51 to 905.78 sq ft; three two-bedroom types from 1,185.75 to 1,407.49 sq ft; a 1,645.48 sq ft two-bedroom duplex; two two-bedroom-plus-study types at 1,331.28 and 1,442.04 sq ft; a 1,804.78 sq ft three-bedroom; the 2,261.71 sq ft sky villa; and the 2,786.99 sq ft penthouse. Every plan carries a balcony and a laundry room, and the developer allocates one parking space to one- and two-bedroom homes and two to three-bedroom homes.
Ellington's plans set out eight floors of shared spaces. The ground floor pairs a lobby reception, lounge and communal table with an air-conditioned retail arcade, a community promenade and access to the lagoon. The fourth floor holds a cinema room and a media room beside the two-storey clubhouse. The fifth carries the infinity-edge pool with its baja shelf, pool pavilion and sun loungers, a kids pool, a barbeque deck, an indoor fitness studio, an outdoor fitness area, a yoga studio, an indoor kids play area and the main playground, with a mezzanine biophilic library above on the sixth. Levels 19 and 20 are given to wellness: a spa treatment room, sauna, barber and hairdresser room, experience shower, flotation therapy pool, relaxation pods and lounge, and a double-height meditation nest. At the top, the 34th floor holds sky dining with a kitchenette, a fire pit and the sky garden, and the 35th an observation deck.
The tower is under construction: Ellington has published a monthly construction-update set for The Highgrove every month since November 2025. The developer's payment plan takes 20% on booking, 50% across eight instalments tied to the reservation date and to 20%, 30%, 40% and 50% construction completion, and the remaining 30% on completion. Ellington has not published a handover date or prices for The Highgrove.
