The Watercrest is Ellington Properties' walled villa and townhouse community in Mohammed Bin Rashid City, about twenty minutes from Burj Khalifa and Dubai Mall on the developer's own driving-distance list. Eighty-four homes sit behind a single gated entrance and gatehouse: thirty-one four-bedroom Riverine villas, twenty-five three-bedroom Alcove townhouses in the middle of each block and twenty-eight three-bedroom Arcadia townhouses on the corners. Ellington describes it as a private haven for young families, secluded inside its garden community yet well connected to schools, hospitals and the rest of Dubai.
Every home runs over three levels - ground, first and roof - and has its own lift, a two-car garage, a maid's room with bathroom, a laundry room, a private garden with outdoor decking, and terraces on the upper floors. The Riverine villas publish a total area of 4,885 sq ft on plots of 4,030 to 4,152 sq ft and add a show kitchen with a pantry, a store room and their own swimming pool. The Alcove townhouses publish 3,829 sq ft on plots of 2,007 to 2,414 sq ft and let the buyer choose an open or a closed kitchen before the sale completes; the corner Arcadia townhouses publish 3,900 sq ft on plots of 2,416 to 2,979 sq ft and are lit by a skylight over the staircase. Both townhouse types add a study room on the first floor. Ellington's specification lists 7.5-metre double-height living areas, marble flooring on the ground floor and staircases, built-in oven, microwave, fridge, freezer and dishwasher, and smart-home control of lighting and air conditioning.
The community is built around a man-made river that Ellington calls the River Club, with a shaded plunge pool, an adults' pool with a jacuzzi and cabanas, a kids' pool with a splash pad, sun-lounger decks and an outdoor shower. Beside it, The Lakehouse holds the shared indoor amenities over three floors: a lounge with a communal table, kitchenette and creative zone plus a kids' club at ground level, a fitness studio, yoga studio and arcade room on the first floor, and an outdoor cinema on the second. Gardens, shaded and quiet walkways, open lawns, an outdoor games area and a dedicated dog park fill the rest of the walled site, which the brochure describes as a vehicle-free haven watched by a gatehouse, guards and CCTV.
Ellington's project brief gives an anticipated completion of Q4 2027, and the developer has published monthly construction updates for The Watercrest from March to August 2026. The launch payment plan takes 20 per cent at booking, a further 50 per cent in instalments between 60 and 900 days after the reservation date, and the remaining 30 per cent on completion. The homes and facilities described here follow Ellington's launch drawings and specification, which the developer states are subject to the final sale and purchase agreement.
