The Sanctuary is a gated villa community by Ellington Properties in District 11 of Mohammed Bin Rashid City, Dubai, which the developer calls its first master community development. It is laid out in four clusters around a central crystal lagoon: The Beachfront, The Waterside, The Lakeview and, added later, The Lakeshore. Ellington describes walking and cycling trails, open lawns, pocket seating, an arrival plaza, a nature playground, a water activity zone, dog parks and a community clubhouse on the lagoon, with direct lagoon access for swimming, kayaking and canoeing. The developer lists drive times of about 15 minutes to Academic City and Meydan Racecourse, 20 minutes to Dubai International Airport and Dubai Creek Harbour, and 25 minutes to Burj Khalifa and DIFC.
The homes are four-, five- and six-bedroom villas. Ellington publishes five collections in the first three clusters - The Retreat with six bedrooms, The Hideaway, The Escape and The Strand with five, and The Oasis with four - most of them offered in two exterior styles, with printed total areas from 7,844.4 to 14,605.6 sq ft on plots from 5,726.4 to 14,383.8 sq ft. The Lakeshore adds two more designs across 38 homes: The Cascade with five bedrooms at 7,610.9 sq ft and The Garden with four at 6,417.4 sq ft.
Every published plan draws the villa's own pool and garden, a passenger lift serving each floor, a rooftop terrace, a maid's room and a driver's room, a show kitchen with a separate preparation kitchen, a laundry room and covered parking for two or three cars. Ellington's materials schedule describes home automation for lighting and air conditioning, a VRF air-conditioning system, natural marble flooring to the ground floor and staircase, premium stone surfaces, bespoke joinery and master bathrooms with a free-standing bathtub. The Retreat adds a basement with a fitness studio, spa room and steam room overlooking a sunken garden and a second-floor clubhouse with a roof bar; The Hideaway and The Escape each place a fitness studio and a multi-purpose room on the second floor.
The community was still being built through 2026: Ellington's own construction updates for The Sanctuary run from October 2024 to August 2026. The developer's 2023 sales documents give an anticipated completion of Q4 2025 in the slim brochure and Q2 2026 in the project brief for the first three clusters, and Q4 2026 for The Lakeshore, so the handover period is not settled. Ownership is stated as freehold, and the published payment plan takes 20 per cent at booking, a further 50 per cent in instalments through construction and 30 per cent on completion.
