Playa Del Sol

Playa Del Sol is a residential development by Ellington Properties on the shore of Al Marjan Island in Ras Al Khaimah, facing the Arabian Gulf. Ellington describes it as a bold architectural statement designed to immerse residents in views of the Gulf, close to the Wynn Resort, and gives drive times of about 4 minutes to the Wynn Resort, 8 minutes to Al Hamra Mall, 9 minutes to RAK Central, 31 minutes to Ras Al Khaimah International Airport and 60 minutes to Dubai International Airport. The building rises over two basement levels and a ground floor to 14 residential floors, served by six passenger lifts and two service lifts, and Ellington offers the homes as freehold. Ellington plans 516 homes, from studios to a single five-bedroom villa. Its floor-plan set shows twelve layouts: a studio, two one-bedroom plans, four two-bedroom plans (two of them with a study), a three-bedroom plan, a three-bedroom duplex across the first and second floors, two four-bedroom penthouses on the tenth and fourteenth floors, and the villa, set over basement, ground and first floor with its own pool and garden. Every layout in the set has a balcony or terrace and a laundry room, and the developer says the residences use natural materials chosen to reflect the light of the coast. The ground floor is planned around a lobby reception and lounge, a sunken garden with a cascade waterfall, a spa terrace with salon and treatment rooms, a squash court, change rooms, bicycle parking and EV charging, with residents' parking on the two basement levels. It also opens onto the Al Marjan Island boardwalk, which runs along a rock-edged shore, and the Playa Del Sol jetty, which Ellington lists with a first-class yacht service. The first floor is planned as a leisure deck: an adult pool oasis with a Baja shelf, pool spa and water lounge, sun loungers and cabanas, a kids' pool, indoor and outdoor children's play areas, a clubhouse with pantry and terrace, a teens' clubhouse, indoor and outdoor fitness and yoga areas, a games table zone, a garden terrace and lounge, a barbecue deck with dining and seating, and male and female change rooms with steam, shower and sauna. Ellington describes the pool deck as just steps from the beach, which lies beyond the community road rather than on the building's own seafront. Playa Del Sol is under construction, and Ellington has posted monthly progress updates since October 2025. Under the developer's payment plan, 20% is paid at booking, a further 40% in instalments linked to the reservation date and to construction reaching 50%, and the remaining 40% on completion.
