Porto Playa is a beachfront residential development on Hayat Island in Ras Al Khaimah, built by Ellington Properties in partnership with RAK Properties and described by Ellington as its first venture in the emirate. Ellington's plans place the building between the road and the sea, with a south-facing main entrance and hotel-style drop-off on the road side and the pool deck opening onto the beach, and Ellington describes a stretch of private beach that belongs exclusively to Porto Playa's residents. The developer lists driving times of about 6 minutes to Al Jazeera Al Hamra, 8 minutes to Al Hamra Mall, 10 minutes to Al Hamra Golf Club and 30 minutes to RAK International Airport.
Ellington plans 282 freehold homes over a ground floor, a mezzanine and eight residential floors: 32 studios, 138 one-bedroom, 82 two-bedroom and 17 three-bedroom apartments, eight two-bedroom townhouses and four three-bedroom villas at the base of the building, and one four-bedroom presidential suite. The developer's floor plans cover a studio, a one-bedroom, six two-bedroom and two three-bedroom apartment types, the townhouse and the villa laid out over two levels, and the four-bedroom suite, with total areas from about 437 sq ft to 6,323 sq ft including outdoor space. Ellington says the homes all have uninhibited ocean views.
Ellington's ground-floor amenities plan shows an infinity-edge pool and a walk-in pool with a pool slide, a pool spa, a Baja shelf, cabanas and a sun loungers area, opening onto the beach with a beach club, an outdoor lounge, a beach volleyball area and changing rooms with steam showers. Indoors, a lobby with a concierge and security desk leads to a lounge with a coffee bar and a communal table, a club lounge with a pool table, an indoor kids' play area and a fitness studio over two levels with commercial-quality equipment; the mezzanine adds a yoga studio, a meditation space, a teens' arcade room and a business hub with a meeting area and work pods. Ellington's first-floor plan adds a picnic lawn, a kids' splash pad, a sand pit play area and play mounds, an outdoor fitness area, mini-golf, an outdoor cinema with a popcorn kiosk, an amphitheatre, hammocks and a barbecue deck.
Inside the homes, Ellington specifies heightened ceilings in the living, dining and bedrooms, wood-finish flooring, fitted wardrobes, kitchens with European-brand appliances and sintered stone countertops, VRF air conditioning and wiring for high-speed internet, and describes floor-to-ceiling windows in the living areas. Every plan has a balcony and a laundry room and most add a storage room. Ellington allocates one parking space to studios and one-bedroom homes and two to larger homes in what it describes as hidden underground parking, and its ground-floor plan also marks visitors' parking, EV charging and bicycle parking. Ellington lists Porto Playa as off-plan, has published construction updates since August 2024 and gives an anticipated completion of Q4 2026.
