Tilal Binghatti is Binghatti's first master-planned villa community, set in Academic City, Dubai. The developer describes a self-contained, walkable district of about 10 million square feet in which private villas, landscaped parks, swimmable water features, retail and more than 50 lifestyle amenities are planned together. Binghatti's project facts list over 2400 homes in Phase 1, arranged in residential clusters that include Tilal Dunes, Tilal Oasis and Tilal Islands.
The homes range from four- and five-bedroom townhouses to six-bedroom twin villas and standalone mansions. The four-bedroom Townhouse Mid Unit villa is set over ground, first and second floors with a roof level and a built-up area of 2773 sq ft; each of its four bedrooms has an attached bathroom, and the plan adds a maid's room, a lift and a double-height living area. The five-bedroom Grand Villa in Tilal Oasis adds a small terrace pool, while in Tilal Islands the six-bedroom Mansion is a twin villa and the six-bedroom Grand Mansion a standalone villa with a basement gym, a driver's room and its own swimming pool.
Binghatti describes cubic villa volumes with crystalline glass facades and illuminated structural columns, 4-metre ground-floor ceilings and 8-metre double-height living spaces. The developer promotes private lifts, integrated smart home technology and semi-furnished interiors in marble, light oak veneer and travertine, and says villas will be handed over with landscaped grass gardens and a 10-metre rear setback between back-to-back homes.
At the heart of the plan is The Sunken Pearl, which Binghatti describes as an artificial shore of twelve thousand square metres with a wave-generation system, alongside the Alwaha swimmable lakes and Aira Realm, a central park and green corridor with a 1.6 km cycling and jogging track. Planned community facilities include a retail boulevard, clubhouse, nursery, clinics, a mosque, sports courts, children's play areas and kids' pools, pet parks and meditation gardens. The developer places Dubai Creek Harbour about 15 minutes away and Downtown Dubai and Dubai International Airport within about 20 minutes, with access to Emirates Road, Hamdan Bin Zayed Road and the Dubai-Al Ain Road and a planned Academic City station on the future Metro Blue Line.
