Boutique 23

Boutique 23 is a residential building by LMD at Al Jaddaf Waterfront in Dubai. LMD presents it as "a modernized urban lifestyle in a contemporary architectural masterpiece", and its brochure places it in "Dubai's Culture Village Al Jaddaf Water Front", in a building that "harmoniously combines residential comfort, retail convenience, office sophistication, and indulgent amenities". LMD's construction films place it in what the developer calls the Boutique Series at Al Jaddaf Waterfront. LMD's floor plans cover seven apartment layouts on the 8th to 17th floors: four one-bedroom layouts, each with one bathroom and a balcony, and three two-bedroom layouts, each with two bathrooms and two balconies. Every layout has built-in wardrobes in the bedrooms, a kitchen/dining area and a living area. LMD's brochure describes the apartments as "tailored to young professionals and couples". The gallery's interior images are renders of LMD's typical apartment design. For residents, LMD plans a state-of-the-art gym "designed for your optimal fitness experience", a pool where it invites residents to "soak up the sun", and a kids' area where "adventure awaits the little ones". LMD's brochure adds that residents can enjoy the pool "without leaving the building", and describes underground parking, podium parking and "a serene courtyard". These are facilities LMD plans for the building, which is still under construction. LMD's brochure puts DIFC a 10-minute drive and Downtown Dubai a 12-minute drive away, and the metro a 5-minute walk; LMD's website gives the same times. LMD's July 2026 construction update for Boutique 23 reports the superstructure and blockwork complete, with MEP and finishing works in progress.
