Windsor House

Ellington Properties describes Windsor House as its debut development in Dubai South, in the master community's Residential District. The developer describes two L-shaped residential towers, Tower A and Tower B, wrapped around a sun-filled central courtyard, each with its own lobby and 10 residential floors above a ground floor of retail units and two basement levels, with a facade of strong vertical elements and exposed structural framing softened by generous glazing. Ellington lists travel times of about 10 minutes to Al Maktoum International Airport, 16 minutes to Expo City Dubai and 20 minutes to Ibn Battuta Mall. Ellington lists 212 units in each tower, five of them retail: studios and one-, two- and three-bedroom apartments, including two-bedroom homes with a study and three-bedroom homes with a study room. Every home has a balcony and a laundry room, and the one- to three-bedroom homes add a powder room. The developer's specification describes heightened ceilings in the living areas and bedrooms, wood-look porcelain floors, full-length wardrobes, kitchens with stone countertops, a gas cooktop and oven, an integrated dishwasher and a fridge-freezer, bathrooms with glass-partitioned showers, air conditioning connected to district cooling and wiring for high-speed internet. Ellington allocates one parking space to studios and one- and two-bedroom apartments and two to three-bedroom apartments. Ellington's plans place the planned amenities on a first-floor podium between the towers: an adult pool with a baja shelf, a shaded kids' pool, pool seating and cabanas, a fitness studio, a Pilates studio, an outdoor fitness area, an outdoor yoga area and platform, and changing rooms with steam and sauna. The podium also has a kids' club and an outdoor kids' play area, a club lounge with a dining and pantry area and a games table zone, a barbecue area with outdoor dining, a table tennis area, a bocce ball court, a lawn and family area with outdoor games and a tree-lined avenue, and Ellington also lists outdoor meditation pods and croquet. At ground level the plans show lobby receptions and lounges, drop-off areas, a pet play and wash area, an independent car wash bay, bicycle parking with a repair station, EV parking and visitor parking, and one of the retail units is designated for food and beverage. Ellington Properties lists Windsor House as off-plan and freehold, with anticipated completion in Q3 2028, and has published monthly construction updates for the project since December 2025. The developer's payment plan spreads instalments over the year after booking and over construction milestones, with the balance due on completion.
