Kensington Waters

Kensington Waters is a completed residential development by Ellington Properties in Mohammed Bin Rashid City (MBR City), Dubai, with two towers, Tower A and Tower B, either side of a central pavilion. Ellington describes a design inspired by water, with a focus on wellness and sustainability and a palette of warm greys, whites and liquid blue. The developer lists driving times of about 4 minutes to North London Collegiate School and Hartland International School, 10 minutes to Meydan One Mall and Meydan Racecourse, 12 minutes to Downtown Dubai, The Dubai Mall and Burj Khalifa, and 17 minutes to Dubai International Airport. Ellington lists 277 units, including studios and one-, two- and three-bedroom apartments, plus four retail stores. Its factsheets break that down as 20 studios, 88 one-bedroom and 44 two-bedroom homes in Tower A, and 58 one-bedroom, 44 two-bedroom and 23 three-bedroom homes in Tower B, across twelve residential floors in each tower, and state that the ownership is freehold. The developer's floor plans publish fourteen apartment types, from a 477.81 sq.ft. studio to a 2,035.52 sq.ft. three-bedroom home, each with a balcony and a laundry room; studios and one- and two-bedroom homes are allocated one parking space and three-bedroom homes two. The developer describes kitchens with custom floor-to-ceiling cabinets, quartz countertops made from repurposed raw materials, LED lighting, porcelain tile flooring and a breakfast bar; bedrooms with large windows, high ceilings and walk-through wardrobes with a full-height mirror; and bathrooms with river-rock-effect porcelain floors, mosaic wall tiles and shelving that extends into the shower. Ellington describes two lobbies with a reception and space to work and lounge, and a hotel-style drop-off. Its amenity plans show a ground floor with retail outlets, guest parking and access to a leisure outdoor park. On the pavilion's lower deck, the plans show a 25 m by 5 m semi-Olympic lap pool, a 20 m by 7 m leisure lounge pool with sun loungers, a kids' splash pad, indoor and outdoor kids' play areas, a panoramic fitness centre, and changing rooms with a steam shower and sauna. The upper deck adds an indoor lounge with seating and gaming spaces, outdoor seating with barbecue spaces and a viewing deck. The developer describes the clubhouse as having an open kitchen, dining space, a lounge, games, a big-screen television and a stage for movie nights and children's shows, and lists EV charging stations, bicycle parking and bicycle workshops. Ellington states that Kensington Waters meets Dubai Green Building requirements, with low-maintenance, durable finishes, low-flow sanitaryware and LED lighting.
