Costa Mare

Costa Mare is a four-tower residential development by Ellington Properties on Al Marjan Island in Ras Al Khaimah. Ellington describes direct beach access and close proximity to the Wynn Resort, and its master plan places the towers between Al Marjan Island Boulevard and a private beach. The developer lists travel times of about 2 minutes to the Wynn Resort, 12 minutes to Al Hamra Mall, 14 minutes to Al Hamra Golf Club and 35 minutes to Ras Al Khaimah International Airport. Ellington's unit schedule lists 941 homes across the four towers, and its tower floor plans draw 35 home types: studios, one-, two- and three-bedroom apartments (many with a separate study), one-, two- and four-bedroom duplexes on the 12th and 13th floors of Towers I and IV, a three-bedroom duplex on the 17th and 18th floors of Tower II, five-bedroom villas on the lower levels of Towers I and IV, and a six-bedroom sky villa on the top two floors of Tower I. Printed total sizes run from 385.99 sq ft for a studio to 13,759.83 sq ft for the sky villa. Ellington's building sections show Tower I rising 15 floors and Towers II, III and IV 20 floors above a ground floor and two basement levels, with the 12th and 13th floors given over to shared amenities; Towers I and IV also have duplexes on those two floors. Ellington's materials list specifies heightened ceilings of about 3.2 m in the living, dining and bedrooms, wood-look flooring, fitted wardrobes and walk-in closets, custom kitchen cabinetry with energy-efficient European appliances and sintered stone countertops, porcelain step-down walk-in showers behind glass partitions, a quiet fan-coil air conditioning and ventilation system, residences pre-wired for high-speed internet, keyless entry door locks and charging stations for electric vehicles. Ellington's amenity plans spread the shared facilities over the ground floor and the 12th and 13th floors. At ground level they show lobbies with a reception and lounge, an infinity leisure pool with a pool bar and sun loungers, a beach club, access to the private beach, a padel court, a barbecue deck with outdoor dining, campfire seating, a pets area, gardens and retail terraces. The 12th-floor plan shows a family leisure pool, an indoor pool with a pool spa, a kids' club with an outdoor play area, a nursery, a clubhouse lounge, fitness and Pilates studios, an outdoor yoga area, a juice bar, a hammock area and a jogging track linking the towers, and gives Tower I its own leisure pool, clubhouse, private dining room and fitness studio. On the 13th floor the plans add immersive dining with a show kitchen, a club lounge, a teens' club, a cinema room, a horizon lap pool, a yoga studio, salon and barber areas, and a spa with a treatment room, steam rooms and saunas, a Jacuzzi and heated loungers. Ellington Properties lists Costa Mare as off-plan and has published monthly construction updates for the project since July 2025. Its current payment plan takes 20% at booking, 10% after 90 days, 10% after 180 days, six instalments of 5% as construction stages complete and the final 30% on completion, and its project briefs state freehold ownership.
