Shoreline by DAMAC

Shoreline by DAMAC is a beachfront residential building by DAMAC Properties on Al Marjan Island, Ras Al Khaimah, which DAMAC describes as about an hour from Dubai. DAMAC places it on View Island, the part of Al Marjan Island farthest from the mainland, with direct access to the beach and views of both sunrise and sunset, and presents the development as branded beachfront residences 'where art meets island living'. DAMAC describes a building of 16 residential floors above a ground level of townhouses, with two basement levels below. Its floor plans show 1-, 2- and 3-bedroom apartments on levels 1 to 16, every one with a balcony, and 4- and 5-bedroom townhouses laid out over a lower and an upper floor with terraces, show and prep kitchens and a maid's room; the Type A townhouse plans also include a private swimming pool. The 3-bedroom apartments and the 2-bedroom C layouts add a maid's room, and DAMAC's interiors pair floor-to-ceiling windows with a neutral palette and sea views. DAMAC's 2024 project summary lists 411 homes. The ground floor is planned as a resort-style pool deck: DAMAC's plans show an adults' pool and a kids' pool, an aqua oasis, an underwater viewing deck, a floating cabana, floating and waterfront bars, bamboo installations for shade and breeze, and a running track that wraps around the pools, with an indoor gym and a spa that DAMAC says includes a cryotherapy chamber. On the roof, DAMAC plans a sunset bar, a zen garden, rooftop yoga, an infinity relaxation area and panoramic views over Al Marjan Island and the Arabian Sea. DAMAC lists the Wynn resort on Al Marjan Island about 5 minutes away, Al Marjan Island Boulevard's shops and restaurants 6 minutes, Al Hamra Mall 12 minutes and Al Hamra Golf Club 13 minutes, with RAK International Airport 34 minutes and Dubai International Airport 56 minutes by car. Shoreline by DAMAC is sold off-plan, and DAMAC's current schedule gives handover in the third quarter of 2028. DAMAC's August 2024 payment plans offer a 70/30 launch plan and an 80/20 regular plan, with the final 30% or 20% due on completion.
