DAMAC Islands

DAMAC Islands is a waterfront community of townhouses and villas by DAMAC Properties in Dubailand, Dubai, released in late 2024. DAMAC describes a master community of 30 million sq ft whose neighbourhoods are inspired by six tropical island destinations: the Maldives, Bora Bora, Seychelles, Hawaii, Bali and Fiji. The plan is laid out around a chain of swimmable lagoons, a jungle river and waterfalls, and the developer gives the community's size as 5,915 villas and townhouses. Homes come as townhouses, twin villas and detached luxury villas. DAMAC's floor plans show a four-bedroom townhouse (DITH-M) with a saleable area of 2,208 sq ft, a five-bedroom townhouse with maid's room (DITH-E, 3,178 sq ft) and, from the Bali cluster release, a five-bedroom twin villa with maid's room (DITW, 3,477 sq ft). The luxury villas are a six-bedroom villa with maid's room (DIV3, 4,440 sq ft) and six- and seven-bedroom villas with a gym and maid's room (LV55E, 10,671 sq ft, and LV75E, 17,078 sq ft). The townhouses, twin villa and DIV3 villa have private gardens and carports; the two largest villas add a private pool, a lift, a roof terrace with a jacuzzi and a basement with a gym, sauna, steam room, cinema and indoor parking. The brochure's material specification lists Calacatta Gold porcelain-slab flooring, walnut veneer and brushed-brass details, and DAMAC notes that finishes may be substituted with equivalent materials. DAMAC plans 22 island-themed amenities. At the centre is the Central Hub fountain, which the developer says will combine water, fire and laser effects, beside an aqua park with slides and the Aqua Dome, planned with underwater-themed dining, a spa and relaxation areas. On and around the water are floating platforms, yoga floating decks, gondola-style LED paddling, a lagoon tour in hammocks, lagoon waterfalls with hot springs and infinity-edge pools, rapids, a jungle river, jungle swings, a zipline, a mini golf island and a floating wedding venue at the edge of the swimmable lagoon. On land the plans show a yoga and calisthenics park, a fitness park, a tortoise garden, parrot and wildlife parks and an iguanas park with a fruit market, and DAMAC says villa residents on the lagoon will be able to host boat parties from their backyards. These facilities appear in the developer's plans and renderings and have yet to be built. DAMAC lists approximate drive times of 15 minutes to Sports City, Motor City and DAMAC Hills, 20 minutes to the Expo 2020 site, 23 minutes to Al Maktoum International Airport, 28 minutes to Dubai International Airport and 30 minutes to Burj Al Arab. According to DAMAC, residents can use The Ranches Souk for shopping and dining, and The Village Community Mall is about 10 minutes away. DAMAC Islands is sold off-plan, and DAMAC gives 31 December 2029 as its anticipated completion date.
