OLBIA

OLBIA is a residential project by Nshama in Town Square, Dubai. On its OLBIA page and in the OLBIA brochure, Nshama describes the homes as 1, 2 and 3-bedroom apartments, plus expansive 3-bedroom duplexes. It positions OLBIA just steps from The Promenade, with what it calls effortless access to open green spaces, boutique retail and the energy of a thriving community. In the brochure, Nshama places OLBIA beside The Promenade, which it calls Town Square's signature boulevard lined with greenery, cafés and boutiques. It describes The Promenade itself as Town Square's newest addition: a pedestrian-friendly destination with landscaped walkways, curated retail and inviting dining spots. On its OLBIA page, Nshama lists Town Square community features: homes within walking distance of Town Square Park, a wide range of shops and restaurants, kilometres of green space with trails for jogging, cycling and walking, children's playgrounds, pools and gyms, a nearby skateboard and wave rider, schools, hospitals and mosques. The brochure describes open dining areas bathed in natural light and layouts designed to enhance flow and functionality, with generous built-in wardrobes in the bedrooms and en-suite bathrooms in the master suites. In Nshama's OLBIA floor plans, every 1, 2 and 3-bedroom apartment layout has a balcony and a walk-in closet, and the 3-bedroom layout adds a maid's room with its own bathroom. Nshama's OLBIA brochure lists the planned recreational amenities as easy access to the main park, a swimming pool, a gym, kids' play areas, a BBQ area and a pet washroom. Its OLBIA payment plan gives May 2028 as the estimated handover date.
