Ellington Sands

Ellington Sands is a beachfront residential development by Ellington Properties on the outer reaches of Dubai Islands, Dubai, with its own private beach. Ellington describes a resort-inspired retreat of four buildings in warm terracotta tones with clean, minimalist lines, delivered in two phases, Ellington Sands I and II. In each phase, Tower A has nine residential floors and Tower B seven, above a ground floor and a basement car park. The developer places the development close to beaches, retail outlets, entertainment venues and restaurants, a few minutes from the island's yacht marina, golf courses and a sports country club. Homes range from one-bedroom apartments to a four-bedroom penthouse, with two-bedroom, two-bedroom-plus-study, three-bedroom and three-bedroom deluxe layouts in between. Ellington's floor plans show a laundry room in every home, a study room in the larger layouts and a balcony in all but the compact one-bedroom type, and the penthouse terrace has its own pool. The developer's materials and finishes schedule lists floor-to-ceiling windows in the lobby, European-brand kitchen appliances including a gas cooktop and an integrated oven, dishwasher and microwave, waterfall-edge countertops, full-length wardrobes, porcelain flooring, and bathrooms with stone countertops and glass shower partitions. Ellington allocates one parking space to one- and two-bedroom homes and two to three- and four-bedroom homes. Ellington's plans include arrival gardens with residential and retail drop-off areas, a lobby with a reception, a courtyard, a lounge and a communal table, ground-floor retail and food-and-beverage space with outdoor seating, a central family garden, a barbecue deck and outdoor lounges. The amenities plans show a lap and leisure pool, a waterfall pool, a garden pool, a water lounge pool, a beach pool and a kids' pool with cabanas and sun lounger areas, and a beach boardwalk, a beach sport area and a water sports activity zone on the private beach. The developer also lists a fitness studio, a yoga studio, male and female change rooms with a spa, sauna, steam room, hydrotherapy pool and massage chairs, a kids' club with indoor and outdoor play areas, a cinema room, and a beach clubhouse with a club lounge, a lounge bar and upper-level terraces, with concierge and security at the lobby. The Ellington Sands II plan adds a padel court, and Ellington's website also lists a water sports pavilion. Ellington Properties lists Ellington Sands as off-plan and publishes regular construction updates for the development. Its current payment plan asks for 20% on booking, 30% in instalments within 360 days of reservation, 20% in four stages as construction progresses from 20% to 50%, and 30% on completion, and its project briefs list the ownership as freehold.
