Ellington House II is a completed residential building by Ellington Properties in Dubai Hills Estate, Dubai. The developer describes it as its second project in the community and as a contemporary reading of classic minimalist design, with apartments planned around natural light and balconies looking over Dubai Hills Golf Course and the city beyond. Ellington reports construction of the building as completed.
Homes run from one to three bedrooms across nineteen plan types on floors one to ten. Total living areas printed on the developer's plans range from 791.79 sq ft for a one-bedroom to 2,469.35 sq ft for a tenth-floor three-bedroom with a terrace, a lounge and an outdoor dining area. Every plan has its own laundry room; the two- and three-bedroom plans add a bathtub, and most of them a store room as well. Ellington describes kitchens fitted with a fridge and freezer, an oven and a gas cooktop, wardrobes with soft-close drawers and full-height integrated mirrors, and locally sourced glass, stone and metal set against a natural colour palette.
The lobby is split across a ground floor and a mezzanine and, in the developer's words, merges a hotel concierge, a communal workspace and a lounge, with bookshelves and modern workstations under floor-to-ceiling windows. The clubhouse offers quiet corners to read alongside a games table and a gaming zone, and a separate kids' clubhouse holds a multi-tier climbing structure made from eco-friendly wood and a child-size bathroom. The fitness centre has indoor and outdoor areas with acoustic flooring and dedicated zones for yoga and stretching, and the change rooms include steam showers and traditional wood saunas. On the pool deck Ellington describes an illuminated infinity lap pool with a Baja shelf and in-built seating, a jetted pool, a children's pool and an elevated spa, looking out across Dubai Hills Golf Course.
The activity garden is a shaded outdoor area with cooking and dining areas for barbecues, mini-putt, a children's outdoor play area and dedicated space for outdoor yoga. The car park has electric-vehicle charging stations and dedicated cycle parking, and the developer lists golf lockers and a washing station for sports equipment along with a bike maintenance and wash point. Ellington lists Dubai Hills Golf Club, King's College Hospital and GEMS International School about 2 minutes away, Dubai Hills Mall about 6 minutes, Dubai Mall and Burj Khalifa about 15 minutes and Dubai International Airport about 21 minutes.
