Arbor View

Arbor View is a residential building by Ellington Properties in Arjan, Dubai, which the developer introduces as its first residential development in the community. Ellington describes a quiet, family-oriented setting with easy access to the community's amenities and throughways, close to Dubai Miracle Garden and Dubai Butterfly Garden. Ellington lists both gardens about 5 minutes away and Dubai Hills Mall about 10 minutes away, and describes the area as encircled by Al Khail Road, Mohammed Bin Zayed Road, Hessa Street and Umm Suqeim Road. Ellington lists 171 freehold homes on seven residential floors above a ground floor and basement: 21 studios, 69 one-bedroom apartments, 68 two-bedroom apartments, 27 of which add a maid's or study room, and 13 three-bedroom apartments. Its twelve floor plans range from about 452 sq ft for a studio to about 1,762 sq ft for a three-bedroom home, including balconies, and the developer allocates one parking space to each studio, one- and two-bedroom home and two to each three-bedroom home. Every plan has a balcony and a laundry room, and the one- to three-bedroom plans have a kitchen island or breakfast counter with bar seating. Ellington's specification lists fitted kitchen appliances (Teka or equivalent) including a dishwasher, porcelain-tiled floors, wardrobes with integrated mirrors and safes, and backlit bathroom mirrors. Ellington's plans show a first-floor podium garden around a 23 m by 13 m leisure pool, with a lounge pool, a shaded kids' pool with a splash pad, water features, cabanas, sun loungers and an outdoor shower. Around the pool the plans place a caravan barbecue area with picnic tables, glamping tents, an outdoor silent cinema, yoga and meditation pods and a reflexology path through the gardens. On the same level are a clubhouse with a games and billiards area, a fitness studio, an indoor yoga studio with aerial hammocks, a changing room with steam room and sauna, an experience shower, and a 2D kids' play area with an outdoor themed play area. Two double-volume entrance lobbies on the ground floor have lounge seating, a staffed reception and a communal workspace, and Ellington's specification adds round-the-clock security and Wi-Fi in the common seating areas. Parking on the ground floor beneath the podium includes EV charging stations and bicycle parking with a wash area, and six passenger and two service lifts serve the building. Ellington Properties reports Arbor View as completed: its monthly construction updates for the building run from November 2023 to March 2026, and its walkthrough film shows the finished lobby, courtyard pool, clubhouse, fitness and yoga studios and children's play areas.
