Bayz 101 by Danube is a residential tower by Danube Properties in Business Bay, Dubai. Danube describes it as a luxurious residential skyscraper comprising 101 levels, and calls BAYZ 101 the crown jewel of Danube Properties and one of the tallest towers in the city, with panoramic views of the Burj Khalifa and Downtown Dubai. Danube puts the tower 2 minutes from the Burj Khalifa, 3 minutes from Dubai Mall, 5 minutes from City Walk and the Museum of the Future and 8 minutes from Dubai Frame, and its FAQ says the Business Bay metro station is a short walk away. The homes Danube has planned range from studios and executive studios to one-bedroom Type A and Executive apartments, one-bedroom Presidential Suites A, B and C, and two-, three- and four-bedroom apartments. Danube plans a balcony for every layout and a private pool on the balcony of each Presidential Suite and every two-, three- and four-bedroom layout; its FAQ says some of the apartments feature private pools. Several layouts add an office or a dressing room, the three-bedroom Types A, B and D and the four-bedroom layout add a maid's room, and Danube describes several layouts as having a convertible kitchen, the Executive Studio as convertible to one bedroom, and the one-bedroom Executive and Presidential Suite C as convertible to two bedrooms. Danube lists more than 40 amenities for the tower, planned across two amenity levels and the roof. They include an infinity pool, pools and jacuzzis, a kids' pool and a toddlers' splash pad, an aquatic gym, a cricket pitch, basketball, tennis and badminton/pickleball courts, a jogging track, a trampoline arena and a climbing wall, indoor gyms, a bowling centre, a golf simulator, a snooker zone, a table tennis room, a chess room, a library, a business centre, a content-creation studio, a prayer hall, a beauty salon, a wellness club, a kids' daycare and an outdoor cinema. The roof is planned with a sky observatory deck, sky meditation, an outdoor party hall, family seating and Danube's Swing With Skyline. Danube estimates completion by June 2028. Its construction update reports overall progress of 24% at its internal inspection on 31 August 2026, with shoring, piling and excavation completed and substructure works by the main contractor in progress.
