Eltiera Views

Eltiera Views is a two-tower residential development by Ellington Properties in Jumeirah Islands, Dubai, which the developer describes as the natural evolution of its neighbouring Eltiera Heights. Ellington's location map places the towers between Jumeirah Lakes Towers and the lakes of Jumeirah Islands, beside Uptown Dubai, and the developer lists driving times of about 1 minute to Jumeirah Islands Pavilion and Jumeirah Lakes Towers, 2 minutes to Uptown Dubai, 5 minutes to Jumeirah Islands Clubhouse, 8 minutes to Dubai Marina Yacht Club and Emirates Golf Club and 13 minutes to Mall of the Emirates. It names Jumeirah Islands, the Emirates Hills golf courses, Jumeirah Lakes Towers, the Marina skyline and Uptown Dubai among the key views. Each tower rises from a ground floor and three podium levels to 26 residential floors, served by six passenger lifts and a service lift. Ellington's tower schedules list 295 homes in each tower: 169 one-bedroom, 74 two-bedroom, 25 two-bedroom-plus-study and 25 three-bedroom apartments, with two three-bedroom penthouses on the 26th floor of Tower 1 and two four-bedroom penthouses on the 26th floor of Tower 2. The floor plans give every home a balcony and a laundry room; the two-bedroom-plus-study, three-bedroom and penthouse plans add a study, and the penthouses add a sauna and wide terraces, with a gym in the four-bedroom penthouses. Ellington allocates one parking space to one- and two-bedroom homes and two to three- and four-bedroom homes, and describes kitchens with integrated appliances and wardrobes finished in glass and timber. Ellington's plans centre the development on a landscaped podium deck that links the towers and a four-level clubhouse. On the first-floor deck the developer plans a family pool and an adults-only lap pool, which it describes as infinity pools, a kids' pool, a bubble therapy pool, sun loungers and cabanas, padel courts, a barbecue area, games tables and stepped and sunken seating. The clubhouse is planned with a co-working club with working pods, a meeting room and a podcast room; a wellness club with strength, Pilates, yoga, spin and calisthenics zones, a climbing wall, an outdoor yoga area, a vitality pool, heated relaxation beds and changing rooms with steam and sauna; a social club with a club lounge, lounge bar, arcade room and indoor and outdoor children's play areas beside the kids' pool; and a retreat club with a cinema room, a dance studio, a beauty and barber room and a massage room. At ground level the plans show a drop-off plaza, lobby receptions, retail and food and beverage units with terraces and, according to the developer, a supermarket, as well as bicycle parking with wash areas, EV parking, an independent car wash bay, pet play and dog wash areas and garden courtyards. Ellington lists Eltiera Views as off-plan and offered freehold, with completion anticipated in Q4 2029. Its current payment plan asks for 20% at booking, a further 30% in five instalments between 60 and 360 days after reservation, 20% across construction milestones from 20% to 50% completion and the remaining 30% on completion.
