When Is the Best Time for Dubai Homeowners to Sell?

October to April traditionally brings stronger buyer activity in Dubai, however, a busier viewing season does not guarantee a quicker sale or a higher price.

For homeowners considering a sale, the more useful question is what is happening in their own building or community. Recent completed transactions, the number of similar homes available and how long those properties take to sell provide a clearer guide than citywide headlines.

Dubai’s Q2 2026 figures underline that distinction. Off-plan properties accounted for 76 per cent of residential sales, while resale volumes fell 59 per cent year on year. Strong activity across the wider market does not necessarily translate into the same demand for an existing home.

Pricing therefore deserves particular attention. Advertised asking prices show what other owners hope to achieve. Completed DLD transactions show what purchasers have actually paid. Overpricing can place a home outside serious buyers’ search budgets, limiting interest before a viewing is even arranged.
Timing also means understanding the competition.

A homeowner facing several similar listings may need a different approach from someone selling a well-maintained property with few comparable homes available. Completed transport links, retail and community facilities can also strengthen a neighbourhood’s appeal.

The final calculation is what remains after the sale. Agency fees, developer clearance charges, agreed transfer costs and any mortgage settlement expenses should inform the minimum acceptable offer. Preparing ownership documents, clearing outstanding dues and arranging bank paperwork early can also reduce delays.

The strongest selling window is when local demand, realistic pricing and the homeowner’s next move align. A favourable month can help, but the evidence closest to the property should guide the decision.
