UAE Property Buyers Are Set to Have More Choice as New Housing Supply Expands
Thousands of new homes are expected to enter the UAE property market before the end of 2026, creating more choice for buyers and a more competitive environment for investors.
Dubai will account for the largest share of the incoming supply. According to Colliers, approximately 56,600 additional homes are scheduled for completion during the remainder of the year. This follows the delivery of around 11,650 homes during the second quarter, comprising approximately 9,200 apartments and 2,450 villas.
Abu Dhabi is also expanding its residential market. Around 2,200 homes were completed during Q2 across communities including Yas Island, Al Shamkhah, Bloom Living in Zayed City and Al Raha Beach. A further 3,200 units are expected before the end of the year.
Across the Northern Emirates, approximately 7,450 homes are scheduled for completion during 2026. Sharjah represents the largest share with around 5,450 units, followed by Ras Al Khaimah with 1,400 and Ajman with approximately 600.
For buyers, this additional supply could provide a broader choice of properties, locations and price points. It may also create stronger negotiating opportunities in communities where several comparable developments reach completion at the same time.
For investors, the figures highlight why local supply needs to be considered alongside wider market growth. A property may be located in a strong market while still facing increased competition from nearby handovers.
Rental demand, infrastructure, developer quality, service charges and the number of similar properties entering the same area will become increasingly important when assessing potential returns.
More supply does not automatically mean lower prices across the UAE. Its effect will vary between communities, property types and price segments. Established locations with limited competing stock may perform differently from emerging areas with substantial pipelines.
As the market becomes more selective, understanding what is being delivered around an individual property will be just as important as following headline transaction figures.
