Rhodes Bay Brings New Waterfront Supply to Sydney’s Inner West

The latest residential release at Rhodes Bay adds to the ongoing transformation of Sydney’s Parramatta River corridor, with a focus on waterfront living, mixed-use integration, and long-term precinct planning.

Located at 25–27 Leeds Street in Rhodes, the development by Billbergia forms part of a broader masterplanned precinct. The current stage includes 281 apartments (studio to three-bedroom), with prices starting from approximately $705,000 and completion targeted for late 2027.

Situated around 12km from the Sydney CBD, the project sits within an established high-density corridor with strong transport and amenity access.

Designed by SJB Architects, the wider scheme comprises multiple buildings ranging from 10 to 17 storeys. Apartments are oriented to maximise river frontage, featuring open-plan layouts, floor-to-ceiling glazing, and contemporary finishes, with some level of buyer customisation available.

The development includes:
- Direct waterfront access and river views
- Resort-style amenities including a pool and landscaped communal areas
- A foreshore promenade and integrated public realm

Rhodes Bay forms part of a $3.2 billion masterplan set to deliver over 1,800 dwellings and more than 16,000 sqm of public open space, retail, and community infrastructure.

The precinct will convert former industrial land into a mixed-use waterfront environment, expanding public foreshore access and reinforcing Rhodes as a key inner-west residential hub.

The project reflects a broader shift toward high-density, masterplanned waterfront living in Sydney’s middle-ring suburbs, targeting a mix of owner-occupiers, investors, and downsizers.

Overall, Rhodes Bay sits within a wider urban renewal pipeline along the Parramatta River, where scale, location, and execution are key differentiators.
