Real Estate Enters the Digital Age With First Property “Digital Rights” Deal
A recent commercial real estate transaction in Massachusetts may signal the beginning of a new asset class in property ownership.
Boston Properties sold its 140 Kendrick Street office campus in Needham for $132 million to a joint venture between Cross Ocean Partners and Lincoln Property Company. While the sale itself reflects current dynamics in the U.S. office market, the structure of the deal introduced something entirely new: the formal transfer of digital rights associated with the property.
The campus spans more than 409,000 square feet across three buildings and is nearly fully leased to major tenants including Wellington Management, Clarks and Walker & Dunlop.
What makes the deal notable is the recognition of a property’s “digital layer” as a distinct asset. These digital rights relate to how a building can be used or represented in augmented reality, spatial computing environments, immersive advertising and other digital experiences tied to a physical location.
The rights were registered and transferred through the Digital Rights Network, a platform founded by AR pioneer Neil Mandt, which aims to standardise how digital ownership tied to physical assets is defined and managed. The network already claims hundreds of billions of dollars worth of real estate registered on its system.
For property owners, the concept has two major implications. First, it provides a framework to control how buildings are used in digital environments, particularly as augmented reality overlays become more common. Second, it opens the door to new revenue streams, allowing owners to license digital advertising, branded experiences or other virtual content linked to their properties.
Industry participants increasingly view this as a natural evolution of traditional property rights. Just as air rights and mineral rights expanded the definition of ownership beyond the physical structure, digital rights may represent the next layer of value attached to real estate assets.
