Private Real Estate Finds Its Footing as Global Capital Turns Back to Property

Global private real estate is showing early signs of recovery, with institutional investors increasingly re-entering the market after an extended period of repricing, higher borrowing costs and subdued transaction activity.

After several years defined by caution, shifting valuations and tighter financing conditions, sentiment across private markets appears to be stabilising as investors reassess opportunities across sectors and regions.
Industry participants are pointing to improving fundamentals, more realistic pricing expectations and renewed confidence in long-term asset performance.

The shift reflects a broader view that much of the market correction has already taken place, creating conditions for capital to return selectively rather than waiting for a perfect recovery window.

With valuations having adjusted and income fundamentals in many asset classes remaining relatively resilient, investors are increasingly positioning for the next phase of the cycle rather than the last.

Attention is increasingly moving toward sectors backed by structural demand, including operational real estate, logistics, specialised residential assets and infrastructure-linked property. At the same time, private wealth and institutional capital continue to play a growing role in reshaping where investment flows next.

While recovery remains uneven across markets, the direction of travel is becoming evident, investors are returning with greater discipline, stronger selectivity and a sharper focus on long-term value creation.

For global real estate, the conversation is beginning to shift from whether the market has bottomed, to where the strongest opportunities emerge from here.
