Japan's Housing Crisis Deepens as 9 Million Homes Sit Empty

Japan's growing housing challenge has reached a new milestone, with around 9 million vacant homes, or akiya, now sitting empty across the country as demographic change continues to reshape the property market.

The figure represents roughly 14% of the nation's total housing stock, highlighting the long-term impact of an ageing population, falling birth rates and continued migration towards major cities.

While property values in central Tokyo remain resilient, many regional communities are facing the opposite reality, with oversupply, declining demand and entire neighbourhoods gradually being left behind.

In response, local governments are expanding "akiya banks", offering abandoned homes at heavily discounted prices to encourage renovation and attract new residents. The contrast underscores how demographic trends can reshape real estate markets.

As major global cities continue to battle housing shortages, Japan's experience serves as a reminder that population change can be just as influential as supply and demand in determining long-term property values.
