Dubai’s Wealthiest Buyers Are Moving Beyond the Luxury Label

For years, “luxury” has been one of real estate’s most powerful, and increasingly overused value propositions. Now, some of the industry’s biggest names are questioning whether the label still carries the influence it once did.

According to Aman’s CEO, the term has become diluted across global property markets, particularly at the ultra-prime end, where buyers are increasingly looking beyond branding and price points in favour of something harder to manufacture: experience, privacy, craftsmanship and enduring value.

As the market evolves and capital continues to concentrate at the top end, prime purchasers appear to be becoming more intentional in what they value, placing greater emphasis on scarcity, service, design integrity and a sense of place over traditional luxury positioning.

For developers, it marks a subtle but meaningful transition. As buyer expectations evolve, premium real estate may increasingly favour projects that deliver distinction, instead of merely luxury positioning.
