Dubai’s rental market delivered one of its most notable performances in 2025 and into early 2026, leasing volumes climbed decisively, tenant enquiries accelerated, and yet average rents remained broadly stable. In a city defined by fast-moving property cycles, this convergence is rare. Rather than fuelling price inflation, demand recalibrated, led by families gravitating toward larger, lifestyle-driven homes, a shift that signals a rental market entering a more mature, balanced phase.

Demand Surges, Prices Hold Their Ground

Despite a 60 per cent surge in leasing transactions and a 36 per cent increase in tenant enquiries year-on-year, Dubai’s average rental figure held at around Dh207,000 annually, a remarkable sign that demand wasn’t simply translating into runaway pricing. Apartments ticked up modestly, villas saw stronger upticks, but it was the cooler townhouse rents that hinted at shifting preferences among residents.

Families Redefine What Rental Demand Looks Like

This trend didn’t occur in isolation, it was families who reshaped the narrative. Townhouse enquiries leapt by a staggering 200 per cent, and leasing in that segment climbed 66 per cent, signalling a clear shift away from inner-city proximity toward space, greenery, and long-term liveability. Apartment and villa segments also saw healthy upticks in interest, underscoring that choice — not urgency, drove the market this year.

Record Leasing Activity Signals Stability, Not Speculation

At a macro level, Dubai’s rental ecosystem posted record figures: total lease contracts climbed roughly 5 per cent to surpass 530,000, with an elevated renewal ratio suggesting residents are choosing continuity over churn. New leases accounted for a meaningful share of activity, reflecting steady population inflows alongside growing confidence in renting as a strategic, longer-term decision.

Lifestyle-Led Locations Take Centre Stage

Geography reinforced the broader shift. Apartment demand remained anchored in established, amenity-rich precincts such as Dubai Marina, JLT and Business Bay, while family-oriented communities including Tilal Al Ghaf, Dubai Hills Estate and Arabian Ranches 3 dominated villa and townhouse leasing, signalling a market increasingly shaped by liveability rather than short-term yield alone.
