Dubai’s Property Market Reawakens, With a Sharper Edge

Dubai’s residential market is showing a clear shift in momentum.
New data from Allsopp & Allsopp points to a sharp increase in buyer activity, with viewings up nearly 200% week-on-week and enquiries rising by 147%. More importantly, that activity is now converting. Enquiries are turning into viewings, and viewings into offers.

This isn’t just noise at the top of the funnel. It’s intent returning to the market.

Earlier in the year, global uncertainty created a brief pause. Activity softened, but it didn’t disappear. What we’re seeing now is that underlying demand reasserting itself as conditions stabilise.

But the shape of that demand has changed.

Buyers are more deliberate. Pricing, product quality, and location are under greater scrutiny. The market isn’t moving uniformly, and performance is starting to diverge more clearly between assets.

This is where it gets interesting.

We’re not seeing a broad-based surge. We’re seeing a more measured phase, where confidence is returning, but decisions are more considered. Demand is still there, just sharper, more selective, and more aligned to the right product.

This isn’t just a return of activity, it marks a shift in how the market is moving.
At this stage of the cycle, the divide becomes clearer between assets that truly align… and those that fall short.
