Dubai’s $68.6bn Quarter Signals More Than Growth

Dubai’s property market opened 2026 with scale. Transaction values hit $68.6bn in Q1, up 31% year-on-year, with deal volume holding above 60,000. The momentum is clear. But the structure behind it matters more.

Growth is being driven more by price and asset quality than pure volume.
Capital is concentrating into higher-value stock.

This is not broad acceleration. It is a selective uplift and the global demand is deepening.

International buyers continue to expand the market’s base, not just sustain it.
This is less about short-term inflows and more about Dubai’s position as a consistent destination for global capital.

Luxury is doing a disproportionate share of the work. At this level, the market is no longer competing on price alone, but on product, positioning, and relevance.

The headline is growth, however, not every asset is rising with the market anymore. Dubai’s market is moving beyond recovery and into a more selective phase, where capital is concentrating, quality is differentiating, and not every asset will benefit equally.

The question now is not whether the market is growing, it is where is that growth actually landing?
