Dubai Rents Ease as Market Rebalances
Dubai’s rental market is shifting. Leasing transactions are now 12.5% below March 2025 levels, pointing to a slowdown in activity and a move away from peak pricing.
Although the figures first appear as a drop-off compared to previous findings, instead they indicate a reset.
Competition is increasing and more landlords are returning stock to the long-term rental market, increasing available supply.
At the same time, transaction volumes have softened.
More choice → more competition → pressure on pricing.
Tenants are setting the pace, this is no longer a landlord-led market.
Tenants are taking longer, comparing options, and pushing back on pricing.
Leasing demand hasn’t disappeared, however, it has become more selective, meaning pricing strategy now matters more than ever before.
How approach has shifted:
→ Realistic pricing wins
→ Strong presentation converts
→ Flexibility reduces vacancy
Holding out for peak rents is starting to backfire. The market is moving on from rapid growth into a more stable phase.
Dubai’s rental market is no longer driven by how high prices can go, but by how well they align with value.
Where do you see rents heading next?
