Dubai Renters Can Challenge Signed Leases if Deception Is Proven

Dubai’s Rental Disputes Centre has established that a signed lease can be annulled before implementation where deception is proven and the relevant legal requirements are met.

The principle follows a case involving a landlord who discovered a company’s history of rental claims and unpaid obligations after signing a lease, but before handing over the property.

The landlord’s claim was initially dismissed. Following an appeal, the RDC’s General Authority found that the circumstances constituted deception and ordered the agreement annulled, restoring both parties to their positions before signing.

The ruling provides a route to challenge an agreement where legally recognised deception has occurred. It does not give landlords or tenants a general right to cancel simply because they change their minds.

The RDC also highlighted its free Rental Good Conduct Certificate service, which allows prospective landlords and tenants to check the other party’s rental-related litigation history before entering into an agreement.

Checking these records before signing can help identify potential risks and support a more informed decision about who you are contracting with.
