Dubai Property Prices rise 64.5% in Five Years
Dubai’s residential property prices rose 64.5% over the five years to September 2026, according to a W Capital analysis citing PropertyIndex data.
The brokerage points to capital growth, rental income and reinvestment as key contributors to wealth creation through property ownership.
The market’s investor base is also expanding. Dubai recorded approximately AED680 billion in property investments in 2025, up 29% year on year, with 193,100 investors participating, including around 129,400 new entrants.
These figures show the scale of investment activity, but individual returns depend on the property, purchase price and ownership costs. The 64.5% increase reflects a market-wide index, with performance varying by location, property type and purchase timing.
For investors, the more useful measure is how much equity and net rental income a property generates after financing, service charges, maintenance and vacancy costs.
