Dubai Property Prices Record Their First Annual Decline Since 2021
Dubai’s residential property market has recorded its first year-on-year price decline in more than five years, signalling a more measured period after several years of strong growth.
According to Cavendish Maxwell, average residential prices fell 1.7 per cent annually in August to AED 1,636 per square foot. Prices were also 1.3 per cent lower across the previous three months.
Nearly 10,900 homes changed hands during August, with residential sales reaching AED 23.4 billion. Total sales for the first eight months of 2026 approached AED 270 billion, although this was 24 per cent below the same period last year. Off-plan properties continued to lead activity, accounting for approximately 75 per cent of residential sales.
For buyers, softer pricing may provide more choice and greater room to negotiate, particularly in areas where new supply is increasing. For investors, it reinforces the importance of looking beyond city-wide averages and assessing individual communities, rental demand and upcoming handovers.
A 1.7 per cent decline does not indicate that every part of Dubai is moving in the same direction. It does, however, suggest that buyers are becoming more selective and that realistic pricing will play a greater role in future transactions.
