Dubai Off-Plan Apartment Sales Hit Record April High as Monthly Totals Reach AED 19.7bn
Dubai’s residential market has recorded its strongest month of 2026 to date, with off-plan apartment sales reaching AED 19.7 billion in April. The result marks the highest monthly total this year and reinforces the continued role of the off-plan segment in driving overall activity.
→ Momentum continues across the off-plan segment
April builds on a consistent run through Q1. Transaction volumes rose to 8,812 deals, up from 8,152 in March, with total value also exceeding January and February levels. Buyers continue to favour new launches, supported by structured payment plans and steady supply.
→ Demand concentrates in key locations
Dubai Islands led the market for the fourth consecutive month, generating AED 2.6 billion in sales. Al Khairan First and Madinat Al Mataar followed, highlighting a clear concentration of activity across masterplanned areas.
→ Value growth holds year-on-year
Off-plan apartment sales increased 4.2% in value compared to the same period last year, despite some variation in transaction volumes. Pricing remains supported, particularly in well-positioned developments.
The data is starting to point in one direction. This is not just sustained momentum. It is a market where demand is becoming more focused, and where outcomes are being defined by location, product, and delivery.
