Dubai has built the world’s largest branded residence market, but much of its next phase has yet to be delivered.
Knight Frank counts 175 developments in the city: 68 operating and 107 in the pipeline. For comparison, Miami has 73 developments and London has 30.
The figures show how firmly branded residences have become part of Dubai’s property market. They also point to a more competitive landscape ahead. As new developments reach completion, buyers will have more opportunities to compare what sits behind each name.
A brand may set expectations, but its value depends on how convincingly those promises translate into the home itself. As more developments enter the market, location, design quality and the standard of ongoing service will play a greater role in distinguishing one residence from another.
The wider UAE market is developing at a different pace. Abu Dhabi has 24 branded residence developments, with 19 still in the pipeline. Al Marjan Island in Ras Al Khaimah has 23, all of which are yet to be delivered. Both now rank among the world’s ten largest markets by number of developments.
Dubai’s lead is clear. What will be interesting to watch is how its incoming supply performs, and which developments offer enough beyond the brand to stand out as the market grows.
