Dubai Delivers 24,800 New Homes as Property Market Enters More Balanced Growth Phase
Dubai's residential property market recorded its strongest wave of housing completions in years during the first half of 2026, with 24,800 new homes delivered, marking a 38% increase compared to the same period last year as the market enters a more balanced phase of growth.
The rise in completed homes comes as developers moderate the pace of new project launches, aligning future supply with evolving buyer demand. While transaction activity has eased from recent record highs, investor confidence remains strong, with off-plan properties continuing to account for around three-quarters of all residential sales.
The increase in housing supply is expected to provide greater choice for buyers and tenants while easing price pressures across some communities. Residential prices also softened by 2.6% quarter-on-quarter, suggesting supply is beginning to catch up with sustained demand.
The latest figures highlight a shift towards a more sustainable stage of Dubai's property cycle, supported by higher completion rates, measured future development and continued population growth.
