Burwood North Signals a Power Shift as Metro-Led Density Expands
A state-led rezoning around Burwood North Metro is set to unlock a major inner-west growth precinct in Sydney, aligning housing, density and connectivity.
The NSW Government plans to rezone a 113 hectare precinct, enabling up to 18,300 new homes and around 3,900 jobs. The scale exceeds earlier projections and reflects a more deliberate push to maximise land positioned alongside major infrastructure. Density is being concentrated within an 800 metre catchment of the future station, reinforcing a transit oriented planning approach.
At the centre of the proposal is the Sydney Metro West line, placing Burwood North within a 10 minute connection to both the Sydney CBD and Parramatta. This level of connectivity is shaping the structure of the precinct, with height limits of up to 42 storeys and upgrades to public space and active transport networks supporting a shift toward high density, infrastructure led development.
The rezoning reflects a broader shift across Sydney’s inner west toward coordinated, transport anchored density. As part of a wider pipeline of state-led rezonings expected to unlock more than 236,000 homes across NSW, Burwood North signals how future supply is likely to be delivered.
With public exhibition underway and delivery tied to the metro’s 2032 completion, the focus is now on execution. In this phase, outcomes will be defined less by the scale of what is announced, and more by how effectively that growth is delivered.
