Australia’s Housing Slowdown Opens a New Chapter for Buyers

Australia’s housing market is showing clearer signs of cooling as major lenders downgrade price forecasts and sustained interest rate pressure weighs on demand. While affordability challenges remain, softer conditions are beginning to shift market momentum.

ANZ now expects capital city house prices to fall 2.1 per cent in 2026, a sharp reversal from its earlier forecast of 2.8 per cent growth, while NAB is also projecting national declines. Commonwealth Bank has further softened expectations, forecasting flat market conditions rather than continued price gains.

The revised outlook reflects easing buyer confidence, policy changes and reduced investor activity, with Westpac reporting a notable decline in investor housing loan applications following the federal budget.

Despite the slowdown, lower prices alone are unlikely to solve affordability pressures as borrowing costs remain elevated and housing supply constraints persist. Instead of a broad market reset, Australia’s housing sector appears to be moving into a more balanced phase, creating greater negotiating power for buyers while competition for quality stock remains.
