Asia-Pacific Commercial Property Investment Surges 27% as Investors Target Prime Assets

Asia-Pacific commercial real estate investment surged 27% year-on-year in the first half of 2026, as investors returned to the region’s major markets and increasingly targeted assets offering stronger income and rental growth prospects, according to CBRE’s latest regional outlook.

Office investment was particularly strong, with transaction volumes rising 29% across the region. Capital is increasingly flowing towards high-quality assets in supply-constrained markets, with Sydney, Tokyo and Singapore among the destinations attracting renewed investor interest.

The shift comes as new Grade A office completions across mature Asia-Pacific markets fell 38% year-on-year in the first half of 2026. Elevated construction costs and constrained development pipelines are expected to limit new supply, supporting the performance of prime assets.

CBRE said investors are increasingly moving beyond the recovery phase and focusing on markets where they can capture reliable income and rental growth. Leasing sentiment has also remained resilient despite heightened geopolitical uncertainty.

Sydney is benefiting from the broader regional shift, with continued demand for premium office space as businesses prioritise workplace quality, talent attraction and long-term performance.

The recovery is not uniform across all sectors. Logistics demand is becoming increasingly concentrated on modern, well-located facilities, while some Australian markets continue to face softer expansion requirements and supply pressures.

Overall, the latest data points to a more selective commercial property market across Asia-Pacific, with prime assets, constrained supply and rental growth increasingly determining where capital is being deployed.
