AI Infrastructure Boom Creates New Investment Opportunity in Digital Real Estate

The rapid expansion of AI infrastructure is opening a new investment opportunity in the property sector, with digital systems supporting how real estate is searched, analysed, financed and transacted emerging as a potential asset class.

The global data-centre industry could require around $3 trillion in investment through 2030, including approximately $1.2 trillion in real-estate asset creation, according to JLL estimates cited by World Property Journal. Major technology companies are also committing hundreds of billions of dollars to AI infrastructure.

The shift is creating growing interest in what is being described as Digital Real Estate, encompassing AI-powered marketplaces, property data and intelligence platforms, digital transaction infrastructure and programmable capital markets.
Miami-based World Property Ventures is pursuing this model, building a portfolio of digital platforms aimed at addressing inefficiencies across the global property value chain. The company was founded in late 2024 by entrepreneur Michael J. Gerrity.

Gerrity argues that the opportunity extends beyond using technology to improve existing property businesses. Digital infrastructure itself could become an investment category, giving traditional property investors exposure to the technology, data and financial systems increasingly underpinning the industry.

For real estate, the development points to a broader change in where value is created. As more property activity moves online, the infrastructure connecting investors, buyers, sellers and assets could become increasingly important alongside the physical real estate itself.
