Australia’s commercial real estate (CRE) sector is sitting on a mountain of data, but turning that information into actionable insight has long been a challenge. Advanced forms of artificial intelligence, known as agentic AI, are now emerging as a potential game-changer for the industry.
Unlike traditional AI, which responds to specific commands, agentic AI can act independently, using multiple tools and data sources to make decisions and achieve goals. It operates like a proactive employee, handling complex, multi-step tasks while providing transparency and actionable insights.
Stacey Walker, Business Director at Altus Group, explains that the value of agentic AI is not in replacing people but in enhancing professional judgement. She says that CRE professionals often struggle to make sense of large volumes of data, which can be siloed across multiple systems or locked in spreadsheets. Agentic AI can independently process leases, market data and financial information, allowing professionals to focus on strategy, interpretation and decision-making.
The efficiencies are substantial. Tasks that once took weeks, such as lease abstracts, zoning assessments and portfolio variance analysis, can now be completed in hours. Early pilots in Australia have shown efficiency gains of 25 per cent or more in property management and other areas. Agentic AI also improves transparency, showing where data comes from and why recommendations are made, which helps build trust in decisions.
However, Ms Walker notes that the success of agentic AI depends on the quality of underlying data. Strong governance, consistent classification and effective frameworks for risk management are essential. Integration with legacy systems and compliance with privacy laws remain key challenges, as does ensuring staff are trained to work alongside these AI systems.
Despite these hurdles, Australia is well placed to lead in agentic AI adoption within CRE. By combining innovative technology with human insight, the sector can move from passive data collection to proactive, explainable intelligence, accelerating routine work, surfacing blind spots and enabling more confident decision-making.
