Abu Dhabi’s Long-Dormant Lulu Island Set for Major Waterfront Transformation

Abu Dhabi’s Long-Dormant Lulu Island Set for Major Waterfront Transformation

Lulu Island is moving closer to development after decades of uncertainty, with Eagle Hills Properties confirming that it will oversee the transformation of the prominent site off Abu Dhabi’s Corniche.

The 400-hectare man-made island sits approximately 500 metres from the mainland and has remained largely undeveloped since it was completed in 1992. Construction activity is now visible across the site, with cranes, excavators and workers operating on the island, while several show homes have reportedly appeared along its city-facing waterfront.

Although Eagle Hills has not yet released a final master plan, pricing or launch schedule, earlier planning frameworks indicate that Lulu Island could eventually accommodate around 20,000 residents.

The development is expected to focus on low-rise apartments, villas and mansions, supported by beaches, green spaces and a canal currently being formed through the centre of the island.

New bridges are also expected to connect the development with the Corniche, Marina Mall and Mina Zayed, addressing an important infrastructure requirement for an island that is currently accessible only by boat.

Lulu Island was initially created from reclaimed sand between 1986 and 1992 to protect Abu Dhabi from high tides. It briefly opened to the public in 2007 with restaurants, cafés, artificial lakes and recreational facilities, but wider development plans were halted following the global financial crisis.

The project comes as demand for premium waterfront property continues to strengthen across the capital. For investors, Lulu Island’s central location and scale make it a development worth watching, but important details including ownership eligibility, unit numbers, prices and delivery dates remain unconfirmed.

After more than three decades as one of Abu Dhabi’s most visible undeveloped sites, the beginning of construction activity suggests Lulu Island may finally be entering a new stage of its development cycle.
