Abu Dhabi Introduces New Liveability Standards for Major Developments
Abu Dhabi has introduced a new planning framework requiring major master developments to meet defined liveability standards from the earliest stages of design.
Introduced by the Department of Municipalities and Transport, the Liveability by Design Framework will assess developments against factors including walkability, transport connectivity, public spaces, universal accessibility and public realm quality.
The framework is designed to ensure these features are incorporated into master plans from the outset. Qualifying developers may also benefit from a 60-day reduction in approval time, providing greater certainty during the planning process.
For buyers, the change places greater importance on the quality of the wider community. Access to parks, transport, retail and walking routes can significantly affect daily life beyond the property itself.
For investors, well-connected and functional communities may support stronger rental demand, tenant retention and resale performance over time.
Location, developer history, construction quality, supply and price remain essential considerations. However, the new standards should make it easier to assess whether a development has been designed for lasting liveability rather than its initial launch.
